The office tower designed for 895 Ann Street will make positive connections between the scale of the city, the street, and the interior life of the building. Our design ideas for the building include a highly articulated podium, adjoining open plan office spaces and an expanded ground plane that make visible layers of activity within the building. The design also proposes to continue the strong urban principles and material language established within the James Street Precinct.

The character of the podium recalls a campus more than a traditional office environment. The lowest floor looks onto a perimeter of lush garden space that includes walking paths and seating zones for both outdoor meetings and lunchtime relaxation.

High quality, robust materials such as glass, concrete and steel ground the structure and will see this building endure long into the future. Integrated greenery is used within the façade and as a frame for exterior spaces which connects users to the sub-tropical environment. Sky terraces, balconies and external stairs further link outdoor spaces and contribute to a sense of openness.
